What mortgage brokers need to know about our process

De-titling Manufactured Home + Land Packages

With our package homes we are not able to de-title the home prior to closing because the third-party lender (21st Mortgage) holds the title. This structure allows us (The Home Station, as the dealership/developer) to:

  • Complete the development work (clearing, septic, etc.) as part of the financed package
  • Make sure this home is treated as new construction, not a resale
  • Ensure the homeowner is considered the first owner and receives all manufacturer warranties
  • Process Overview

    In past transactions, mortgage companies have followed this process:

  • **21st Mortgage** sends the SMO (title) for the home to the attorney's office (David Huginnie's office) once the purchase contract is ratified.
  • After closing, **David Huginnie** initiates the de-titling process with Katie Gowan.
  • **Katie** sends the deed to the county for formal recording and handles the de-title submission.
  • Timeline

    Recording/Detitling time can vary from County to county. We have found that most take **30–45 days** on average.
